The Story
The current owners of the house on Sutherland Chase were so keen to move to this corner of Ascot that they had been keeping their eyes open for a property there for many years. “My family was one of the first to move here and so I grew up in the area,” one of them recalls. “Houses rarely become available here, however, and so we were waiting for a long time. As soon as this one came to the market 18 years ago we went to see it and it was exactly what we were looking for. We loved the fact it was so quiet because it was on a cul-de-sac and that it felt so open because of its large corner plot. It was quite idyllic.”
FAMILY LIVING
Dating back to 1981, the property offered generous, well-proportioned accommodation. The family lived in the house for eight years and then made the decision to carry out a double-storey extension. This saw them add a garage and superb new reception room at ground-floor level, with a magnificent master suite above. “The children were becoming teenagers and we thought it would be good to have a games or family room,” she remembers. “This has enabled them to have their own space and has also provided us with somewhere to watch family movies together. It has bi-folding doors on to the garden, creating a really easy flow on to the garden in the summer months.”
FLEXIBLE HOME
Set back from Sutherland Chase by a good-sized driveway, the five-bedroom property is entered via a porch and then a wide reception hall, with access to a downstairs cloakroom at the far end. To the left of the hall is the long kitchen breakfast room, which extends the entire depth of the house, with windows to the front and back, and an external door to the side. The kitchen area is fitted out with wooden units and black granite work surfaces. There is a useful breakfast bar. At the other end of the room, where the current owners have comfortable seating and a work desk, there is ample space for a dining table and chairs if required. “We have our dining room at the back of the house, where it adjoins the sitting room and has French windows on to the decking and garden,” she says. “This property offers great flexibility as to how you might choose to use the different rooms.”
NATURAL LIGHT
The formal sitting room, with its elegant feature fireplace, is to the front of the house. This is a lovely space, which is ideal for entertaining as it flows seamlessly into the dining room. The dining room in turn opens into the spacious family room, which, in addition to its bi-folding doors, features a large picture window and roof lanterns that bring the light flooding in. “We now have so much choice as to where we want to be,” she admits. “I like spending time in the main sitting room, but it is also good to be able to go into the family room to watch television or into the kitchen breakfast room if you want to read a book. There is also plenty of space for everyone to be together as well because the rooms are all quite large.”
BEAUTIFUL BEDROOM
The upper level of the house has also been transformed by the extension work. There are now four family or guest bedrooms, one of which has an en suite shower room, plus a family bathroom up here. The master suite, however, is very much the pièce de résistance of the first floor. This impressive space encompasses a dressing room, with fitted wardrobes, an en suite shower room and a gorgeous bedroom. “I love this part of the house – it is a little sanctuary,” she says.
WOODLAND WALKS
The lawned garden, with its raised deck, has also given the owners great pleasure. “In the summer we spend a lot of time outside,” she says. “It is easy to have barbecues and to welcome friends and family.” They often head off on walks or cycle rides at this time of year, going over to the racecourse, Buttersteep Woods or Swinley Forest. The children have been able to attend Ascot Heath and Charters schools from the property and it has been easy to get to shops and supermarkets. “We have so many different choices when it comes to going shopping,” she says. “Ascot itself is a lovely place, with its independent shops and cafés.” She adds: “This is a great place for someone with a family to live and the house is also perfect. It has lots of space and is very versatile – and it is ready for the next owners to move straight into.”
SETTING THE SCENE
The house on Sutherland Chase is set back from the road with a good-sized driveway. There is also a garage to the front. To the rear, the house opens on to a lawned garden with an area of raised decking for outside dining and entertaining.
WITHIN EASY REACH
From the Heatherwood Hospital Roundabout take the A329 towards Bracknell. Proceed down the hill and turn right into Gainsborough Drive and continue to the end and turn right into Sutherland Chase. Continue for about 1/4 mile and turn left into the cul de sac near the end before the pond. The property will be found at the end of the cul de sac in the left hand corner.

The position of the house on Sutherland Chase is ideal for getting to work and perfect for taking the children to school as there is a footpath nearby where people can walk to reach Ascot Racecourse and the shops and train station.There is good access to the M3 and M4, and the M25 is only approx 15 minutes' drive.Many people commute into London by train from Ascot Train Station. It is also ideal due to its close proximity to local shops, Ascot High Street, Windsor and the Lexicon centre in Bracknell for independent retailers, larger stores and centres.
