As soon as the current owners of Powells Barn set eyes the handsome country-style home at Kingsmead, they realised they had found something truly unique. “We were actually considering another property when I happened upon this one while taking my daughter to a party,” one of them recalls. “I saw the ‘for sale’ sign and knew it was exactly what we were looking for.” Her husband was keen on living in a modern home, but she wanted something older. She continues: “Powells Barn was perfect because it was a combination of everything we both wanted. It was a new barn conversion and yet it had lots of character and all the charm of a period home. It also offered us the best of both worlds in terms of its location – it was close to the countryside and the North Bucks Way, yet also within easy access of central Milton Keynes, with its shops, leisure facilities and train station.”

HIGH QUALITY HOME
Just four years old when they bought it nearly a decade ago, single-storey Powells Barn was built on to a period farmhouse and converted to provide barn-style accommodation. The finish was to a high specification, with good quality fixtures and fittings, including some features that were hand-crafted in oak. “We also loved the reclaimed terracotta tiles throughout the kitchen and main living areas; the under-floor heating and the Villeroy & Boch sanitary ware in the bathrooms,” she adds.
MODERN TOUCHES
Since moving in they have made a few enhancements of their own to the property. These have included converting a former workshop on the side of the car port into a gym and redecorating inside the main house. “We have kept the style quite plain and simple to make the most of the light, as well as to bring out features such as the exposed brick fireplace, with its oak beam and log-burner,” she says. “The kitchen cupboards have been repainted in a light grey Farrow & Ball shade to give the room a more modern look.”
FAMILY LIVING
The handsome home has been designed to offer flexible accommodation, with up to four rooms that can be arranged as bedrooms or spaces with alternative uses, such as studies, playrooms and hobby areas. “The master bedroom is a really nice size and is quite private because it is tucked away at one end of the house. It has French windows that can be opened up on to the garden on warm mornings and enjoys an en suite shower room.” A guest bedroom also benefits from its own shower room while the remaining two bedrooms have access to the family bathroom. “This is a good family home and a comfortable place to welcome overnight guests,” she adds. “I celebrated my 40th birthday party by having 10 friends to stay here and there was plenty of room for everyone.”
EASY FLOW
The substantial drawing and dining room spaces are separated by the large brick fireplace and have French windows on to the terrace. “This works brilliantly if you have lots of people round as they can move easily between the spaces and then out into the garden on warm days or for barbecues,” she explains. “We also hosted my parents 50th birthday party here in January, with about 20 guests inside the house, and there was ample space.” Having the kitchen and utility room close to the dining area and benefiting from a door on to the garden also enhances the sense of flow.
UNIQUE PLACE
Sitting comfortably within its mature, leafy grounds, Powells Barn enjoys something of a semi-rural setting. “It is very peaceful when we are sitting out in the sunshine and it is also nice to be able to head straight out from home for a walk along the North Bucks Way,” agrees the owner. “At the same time, I work in the centre of Milton Keynes and it takes me just 10 minutes to commute in the mornings. It is about the same distance to the train station, for those wishing to be able to travel into London, and there is also the option of going from Bletchley; we are also well placed for access to the M1, M40 and major A roads.” Powells Barn is a home for all seasons, she adds, with its roaring wood-burner for relaxing next to in the colder months and its beautiful garden to enjoy in spring and summer. “I will miss all the space we have both inside and out when we leave here,” she admits. “I do think it will be a challenge for us to find a home quite like this ever again.”
