The Story
It was approximately 50 years ago that the owners of the detached house at Fernbank Place moved into their brand new home – and the fact they went on to stay there for so long is testament to the fact it was everything they were looking for. Today, their daughter looks back with fondness at the time she spent there herself when she was growing up and at the many happy years her parents lived at the property. “They loved the location,” she recalls. “They were within reach of local shops and could also travel into Ascot and Windsor easily by car or bus. My father was a keen racegoer and loved the proximity to Ascot Racecourse and, of course, there were good schools close by. I went to Charters, which is still very sought after.”
Designed and built in the 1970s, the property also offered well-proportioned living space, plus generous gardens to the front and back. “The bedrooms were all a good size and the living space downstairs worked very well for us,” she continues. “The back garden is south-facing and is a lovely place to return home to in the summer after a busy day at work as it is so peaceful.” The capacious main drawing and dining room has a large window and door on to the garden. “This room is such a good size,” she adds. “It is ideal for special family occasions and for entertaining.”
Set back from the road, and with a driveway that can accommodate one or two cars, the two-storey house has a small front garden. It is entered via a wide hall that leads into the main L-shaped drawing and dining room to one side. This, in turn, opens into the kitchen. The kitchen and a downstairs cloakroom can also be accessed from the hall. Like the drawing and dining room, the kitchen opens on to the garden. Upstairs, the master bedroom, with its large window to the front, features a bank of built-in wardrobes. There are two other bedrooms and a family bathroom and separate WC. The smallest bedroom looks out over the long garden. “The arrangement of the accommodation here always worked very well for us,” she observes.
Although the property is ready to move into, it is in need of some modernisation. New owners could simply move in and freshen it up with new décor and perhaps a new kitchen and bathroom, or they could undertake a complete renovation project. The house also holds huge scope for all sorts of exciting more substantial work, from remodelling on the existing footprint to enlarging it out to create additional accommodation. “It is very easy to see the great potential here,” she says. “New owners could remove the wall between the main living area and the kitchen, for example, to create one large kitchen, breakfast and family room. I have also often thought that it would be nice to add a conservatory or garden room to the house.”
Indeed, subject to the relevant planning permissions, there are all kinds of possibilities at the Fernbank Place house. The garage could be incorporated into the main living space and there could be scope to extend out above it. The large rear garden could accommodate an extension out from the back of the house to create an even larger kitchen, living and dining, and perhaps a separate drawing or sitting room could be created. “The garden is also such a good size that it could be possible to put an outbuilding at the far end,” she adds. “This could be an office for someone who wants to work from home or could have another purpose altogether.”
The house at Fernbank Place has been everything the family that bought it back in the 1970s hoped it would be. Now it is ready to start the next chapter in its life. Its new owners will also enjoy its proximity to shops, schools and transport connections, including the mainline station, with trains into London, and the M3 motorway. “We are also well placed for reaching nice parks and outdoor spaces – you can walk from the house to Ascot Heath, which is nice, and we also used to spend time at Windsor Great Park,” she says. “This house is in an excellent location and will make someone else a good family home.”
The house at Fernbank Place has a gated front garden and driveway, with space for one or two cars to park. There is also a small, lawned garden. Access to the garage and rear of the house is from here too. At the back of the property, there is a large, south-facing garden, with a terrace for outside dining and relaxation. There is a lawn for children to play on and space for an outbuilding or studio to be added at the end of the garden if required.
