3 Bedroom cottage High Street, Whaddon £575,000

A gorgeous village cottage, with magnificent views over conservation land, and set in an enviable location close to Milton Keynes, Baker’s Dozen has been carefully renovated

Standing at the back of Baker’s Dozen, looking out over the picturesque fields, the current owners of the attractive, three-bedroom cottage remember the first time they took in these views. “We thought it was so beautiful here,” one of them recalls. “From the garden and the back of the house, you can see right across the open countryside. We also loved the location of the property because it was rural and tranquil and yet also on the doorstep of Milton Keynes, ensuring good access to shops, supermarkets, schools, transport connections and leisure facilities.” And the three-bedroom house itself also held great appeal. “We wanted a home with character and Baker’s Dozen was perfect.”

EXQUISITE INTERIOR
Dating back to 1876, the delightful, whitewashed cottage was originally the village bakery. “It is lovely to live somewhere that has history,” she says. Since moving in, the owners have renovated and updated their enticing home in careful keeping with its unique character. “We have had a new kitchen – with all new appliances fitted and we have had new Amtico flooring laid throughout downstairs.” They have also had a new boiler and a new wood burner installed and have redecorated all the ground-floor rooms, choosing from a colour palette that is fresh and contemporary while also suiting the age and style of the cottage.
ALL SEASONS
Today Baker’s Dozen still offers well-proportioned accommodation. The house is entered from the front via the sitting room. This can also be accessed via the snug or the generous rear hall. “This is the room with the wood burner and it is a lovely, cosy place to spend time in the winter months,” the owner agrees. “In fact, this house as a whole is always very warm in winter and cool in the summer.” The kitchen, which is to the back of the house, overlooking the garden, features beautiful country cream units and solid oak work surfaces. “There is now a Belfast sink in here and we have a breakfast bar where we can sit and enjoy a morning coffee at the weekends and meals together,” she adds.
EASY LIVING
An archway from the kitchen flows easily through to a space that was originally the dining room. “We now have this arranged as a snug and it is a lovely place to sit and relax – there is also a table and chairs in here to create an additional area for dining together or with visitors.” At the back of the cottage, there is an immaculate hall. The staircase up to the first floor is here, together with a downstairs cloakroom and doors leading to all the main living accommodation. Well laid out for family life and for entertaining, there is good circulation between rooms and out into the lovely large garden. Here there is a raised deck, stone terrace and long lawn. “We have improved the garden, so it is now much more open to the beautiful views,” she adds.
GARDEN ROOM
To further make the most of the glorious setting of Baker’s Dozen, the couple applied for planning permission to convert the garage into a garden room / office. This would have bi-folding doors that pull right back on to the terrace to offer seamless indoor-outdoor living. “If new owners wished to continue with the plans and carry out the work, there could be all sorts of possibilities for this new space – it could be a games room, garden room, work or leisure space.”
ENCHANTING LOCATION
The house currently has three good-sized bedrooms upstairs. The master bedroom has an en suite shower room and there is a beautiful family bathroom featuring an elegant freestanding bath, as well as a shower. “The master bedroom is at the back of the house, which means you have wonderful views” she says. The owners agree they will miss the magical setting of Baker’s Dozen when they leave. “We can step straight out of the front door and head off on amazing walks,” she says. “We also have a great village pub that does wonderful Sunday lunches! At the same time, however, we have really appreciated being just 15 minutes’ drive from the centre of Milton Keynes. Everything we need is within a short drive and yet we are in such a beautiful place.”
