I have a summer party with 20 to 30 people here every year, with everyone spreading out into the garden.” She adds: “It is so quiet here, and because we are surrounded by woodland, there is so much wildlife. I see all kinds of amazing birdlife, including two types of woodpecker, and deer that often wander into garden.”
Character and Elegance
Dating back to around 1700, Newell Hall at Warfield was built by the local Horsnaile family. With an elegant Queen Anne style, it was much later carefully converted into a number of impressive homes, many of which still retain an abundance of original character. “My property is set on a courtyard,” she explains. “It still retains the character of the original country house, with high ceilings and beautiful windows, and yet it also feels modern inside and offers a very high level of comfort. I love the combination of the old and the new that it provides and the fact that it enjoys so much natural light. It has a lovely feel throughout.”
A Peaceful Place
The owner, who rented Courtyard Cottage from 2015 and then bought it in 2016, adores its unique charm. “I just fell in love with it as soon as I saw it,” she recalls. “With its beautiful façade and pillars, the main building has such a lot of kerb appeal. Then, my house itself offers such a lot of living space, as well as the garden. I enjoyed being here so much as a tenant that I said to the landlord that if he ever decided to sell it I would be interested in buying it.” The location of Newell Hall was also a major draw, she agreed. “This is a semi-rural location, which I love,” she adds. “It is close to the countryside and yet takes just 25 minutes to walk into town. Everything I need is close by and yet it is so peaceful here.”
Streaming Sunlight
The enticing, two-bedroom house is beautifully laid out, with accommodation across two storeys. It is entered from the courtyard via its own front door, which opens into a generous reception hall. “When you step inside, you realise it is surprisingly large,” she admits. “This is a cosy but spacious home. Everyone who comes in says how lovely the ambience here is.” To the right, the hall leads into the kitchen, where sunlight streams in through the elegant, arched sash window. “I had a gorgeous, modern Optiplan kitchen installed. This features beautiful, soft grey, handless cabinets and high-end, built-in appliances.” The property has also been redecorated throughout in a subtle grey pebble shade. Amtico flooring has been laid throughout the ground floor.
All Seasons
The kitchen flows through to rear hall leading to the conservatory and ground-floor cloakroom. The conservatory also adjoins the main reception hall. “You can see right through into the conservatory and the garden beyond from the hall,” she says. “In the summer, I like to sit in the conservatory, with the doors open on to the garden.” There is ample space in here for comfortable seating and dining furniture. “This part of the house is perfect for entertaining,” she continues.
